All Exteriors Utah has done thousands of hours of dry rot repairs.  Some measure of dry rot is probably conceal behind the exterior of any home built in the 90’s along the Wasatch Front.  Its amazing how good the exterior of the home can look at how horrible the condition of the wood framing can be behind it.  Usually dry rot isn’t a found behind the entire exterior of the home, it usually in isolated areas below an area where some part of the homes exterior has been letting water behind another part of the homes exterior.  Base off where the leak is, or off other clues, its possible to predict where there may be dry rot in a structure but its impossible to predict how bad it could be.  After working on hundreds of jobs with dry rot behind the exterior even I am surprised sometimes when we pull off the exterior.  That’s why we usually don’t include the cost for dry rot repairs until we have removed the exterior and exposed the dry rotted areas.  I see some contractors included this and it usually works out 1 of 2 ways for the property owners.  Either the contractor over bids it and pockets a lot of money, or they underbid it and cut corners, even leaving dry rotted framing in place, so that they don’t lose money.
